Hernando County land value

How Much Is My Land Worth in Hernando County, Florida?

Last updated October 29, 2026.

Hernando is one of the few counties where we can start with a real number: across 392 county sales in the past 12 months, lots of about 1 to 5 acres sold at a median near $50,000. Whether your parcel lands near that median depends on which of the county's two markets it sits in, its zoning, its flood zone and its access. Here is how to place it, with the same records we use.

The one real number we can give you up front

From Abundant Land Group's own analysis of Hernando County sales records: lots of about 1 to 5 acres sold at a median price near $50,000 across 392 sales in the past 12 months, within a $1,000 to $250,000 range, with month-level sale dates and exact duplicate records removed. Some improved parcels may be included, and the figures are updated monthly.

Two honest caveats. First, a county-wide median is not a value for your parcel: individual lots vary widely with access, flood zone and zoning. Second, it is not an appraisal and not an offer. It is a starting point that tells you which conversation you are in.

Which of Hernando's two markets your parcel sits in

Spring Hill lots. A platted lot in Spring Hill competes with hundreds of similar parcels. Buyers price straight from closed sales, so a realistic number moves and an optimistic one sits. All of Spring Hill is unincorporated, so the county's Land Development Code applies, administered by the county's Planning and Zoning department.

Acreage outside Brooksville and toward Ridge Manor. Larger parcels draw a smaller buyer pool that cares about access, flood zone and trees before price. Brooksville and Weeki Wachee are municipalities with their own rules, so confirm the jurisdiction before relying on any county page.

Records that move the number

1. The parcel record

The Hernando County Property Appraiser links the parcel search and explains what the records show. Confirm the owner of record and the parcel ID there first. The county value on that record is a tax-roll figure, assessed as of January 1 each year: a reference point, not a buyer's price.

2. Zoning district

Confirm the district and what it allows. A lot that looks buildable can sit in a district with a minimum lot size or use limits you did not expect, and that changes what a buyer will pay.

3. Flood zone

The county's What Is My Flood Zone page explains how to check a property, and FEMA's Map Service Center holds the federal map. Parcels near the Gulf coast, the Weeki Wachee River or the Withlacoochee River lowlands deserve a close look.

4. Wetlands

Hernando sits in the Southwest Florida Water Management District, which handles Environmental Resource Permits through its ePermitting page. Wetland coverage on part of the land does not make it unsellable, but it shapes buyer expectations, especially west of US 19.

5. Access, liens and carrying costs

A road you can see is not proof of a recorded right to use it. Gather easements, association documents and tax information; recorded liens appear in a title search. While you hold the parcel, the tax bill plus any upkeep, insurance or financing keeps accruing.

Three ways to get a number for your parcel

Pull the comps yourself. Free and about an hour: the appraiser's record, then closed sales of lots like yours in the same market. In Spring Hill that is other platted lots; outside Brooksville it is acreage with similar access.

Hire a licensed appraiser. The formal route when an estate, a divorce or a tax dispute needs a defensible value. It costs money and it is the only route that produces an appraisal.

Ask a direct buyer for a written offer. We check the county record and recent sales in Spring Hill, Brooksville and toward Ridge Manor, then put a cash offer in writing for you to weigh. Free, and you can decline. An offer is what we will pay, not an appraisal.

Once you have a number from any route, our land sale proceeds calculator shows what each selling path would actually leave you with after its costs.

Hernando County land value questions

Is the Hernando County Property Appraiser's value what my land is worth?

Treat it as a reference point, not the answer. The appraiser's value is built for the tax roll and assessed as of January 1 each year under Florida's assessment rules. Buyers price what they can do with the parcel: zoning, access, flood zone and what similar lots actually sold for. That can land above or below the tax figure.

What do 1 to 5 acre lots actually sell for in Hernando County?

From our own analysis of county sales records: about $50,000 median sold price across 392 sales in the past 12 months, for lots of roughly 1 to 5 acres in a $1,000 to $250,000 range, with month-level dates and exact duplicates removed. Some improved parcels may be included. That is a county-wide median, not a value for your parcel: individual lots vary widely with access, flood zone and zoning.

Why is my Spring Hill lot priced differently than acreage near Brooksville?

Because they are two different markets. A platted lot in Spring Hill competes with hundreds of similar parcels, so buyers price straight from closed sales and an unrealistic listing just sits. Acreage outside Brooksville or toward Ridge Manor and the Weeki Wachee River draws a smaller pool that cares about access, flood zone and trees, and prices parcel by parcel.

Does a flood zone change what my Hernando County land is worth?

It can. Parcels near the Gulf coast, the Weeki Wachee River or the Withlacoochee River lowlands deserve a close look. The county's What Is My Flood Zone page explains how to check, and FEMA's Map Service Center has the federal map. Flood zone and wetland determinations answer different questions; Hernando sits in the Southwest Florida Water Management District, which handles wetland permits.

My land is inherited. Does that change what it is worth?

The land's market value does not change because of how you got it. What changes is who can sign: a sale usually waits on letters of administration or a court order distributing the parcel. Our inherited land in Hernando County guide covers the Clerk's probate steps in Brooksville and the documents that show who can act.

Will Abundant Land Group tell me what my land is worth for free?

Send the parcel ID and we check the Hernando County record and recent sales in Spring Hill, Brooksville and toward Ridge Manor, then put a written cash offer together for you to weigh. It costs nothing and you can decline. An offer is what we will pay, not an independent appraisal; for an estate or a dispute that needs a formal value, hire a licensed appraiser.

Inherited Hernando County land? What the land is worth and who may sign are separate questions, and the second one gates the sale. The inherited land in Hernando County guide covers the Clerk's probate steps in Brooksville and the documents that show who can act; Sell Land in Hernando County covers the sale once authority is clear.
