Before an offer, identify what you are selling
Alachua County surrounds Gainesville and the University of Florida, with smaller towns such as Newberry, High Springs and Alachua and a large amount of rural land beyond. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense. If the land came through an estate, see our inherited land in Alachua County guide.
The Alachua County Property Appraiser's website has a property search and a help page for it. Start there to confirm the owner of record and the parcel number.
Which rules apply: county, or a city
The county's Growth Management department administers the development code, and its zoning page explains that every zoning district has standards for density, building height, dimensions and setbacks, set out in Chapter 403 of the Unified Land Development Code. Cities keep their own codes, so confirm the jurisdiction first, and expect the district to decide what you can build.
Three Alachua records worth checking separately
1. Zoning district
Confirm the district and what it allows. Land that looks buildable on a map can sit in a district with a minimum lot size or use limits you did not expect.
2. Flood zone
The county's Flood Zone Maps page and its Flood Zone App show mapped flood zones. For the federal map, use FEMA's Map Service Center.
3. Wetlands and permits
Alachua County is split between water management districts. The St. Johns River Water Management District's map page lists Alachua as a county only partly in its district, and the state's water management districts page names the five districts. Which one covers your parcel decides who handles wetland permits. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations.
Access, liens and carrying costs belong in the same decision
A road you can see is not proof of a recorded right to use it. Gather easements, any association documents and tax information. Recorded liens appear in a title search.
If the land came through an estate
Land research and signing authority are separate questions. Our inherited land in Alachua County guide covers the Clerk's probate steps and the documents that show who can act.
Compare your options in Alachua County
Lots near Gainesville, Newberry and High Springs draw steady buyer interest, so a public listing can perform well when the parcel shows well and is priced right. Listing also means photos, showings and carrying the taxes while you wait for the right buyer.
Holding acreage toward Hawthorne or Archer means the tax bill plus any upkeep, insurance or loan costs that apply, and a direct sale is the quieter third path: one written offer, no sign in the ground. Compare net proceeds after commission and carrying costs, along with cancellation rights, documents and timing. An offer never removes taxes, liens or estate requirements on its own.
How to start an Alachua County evaluation
- Share the basics. Send the county, the parcel number if you have it and a sentence about your situation.
- We review the land. We pull the Alachua County parcel record and look at recent sales around Gainesville and the rural fringe before discussing a written offer.
- Review the terms. Ask questions, compare a listing, or decide not to proceed at all.
- Confirm title and authority. The closing professional verifies ownership and the documents needed to transfer, and timing depends on what that review finds.
Questions Alachua County sellers ask
Which rules apply to land in unincorporated Alachua County?
The county's Unified Land Development Code governs unincorporated land, and its Growth Management department handles zoning. Gainesville, Newberry, High Springs and the other cities keep their own codes, so confirm whether your parcel is inside a city first.
How do I find the flood zone for my Alachua County land?
The county's Flood Zone Maps page and its Flood Zone App show the mapped flood zones, and FEMA's Map Service Center is the federal source. Use the current map, not a copy in old papers.
Do I need a lawyer for an Alachua County probate?
The Clerk says a formal administration must be filed by a Florida attorney unless the personal representative is the sole beneficiary. The Eighth Circuit also posts checklists for attorneys and forms for self-represented parties. For land, ask an attorney which proceeding fits.
