Before an offer, identify what you are selling
Citrus County sits on the Nature Coast where the Crystal and Homosassa rivers meet the Gulf. Crystal River draws visitors for the manatees, Inverness wraps around the Tsala Apopka lakes, and the big platted subdivisions - Citrus Springs, Pine Ridge, Beverly Hills and Sugarmill Woods - hold thousands of single lots among the pines. The east side along the Withlacoochee River stays rural. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense.
The Citrus County Property Appraiser's website links the parcel search and explains what the records show. Start there to confirm the owner of record and the parcel ID.
Which rules apply: county, or one of two cities
Most of the county - including Homosassa, Citrus Springs, Beverly Hills and Lecanto - is unincorporated and follows the county's Land Development Code, administered by the Land Development division. Only Crystal River and Inverness are incorporated cities with their own rules, so confirm the jurisdiction first.
Three Citrus records worth checking separately
1. Zoning district
Confirm the district and what it allows. A lot that looks buildable can sit in a district with a minimum lot size or use limits you did not expect.
2. Flood zone
The county's Forerunner flood information page links an online lookup for a property's flood zone. For the federal map, use FEMA's Map Service Center. Parcels near the rivers, Lake Tsala Apopka or the coastal marsh deserve a close look.
3. Wetlands and permits
Citrus is in the Southwest Florida Water Management District, which handles Environmental Resource Permits through its ePermitting page. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations, especially near the coast and the lakes.
Access, liens and carrying costs belong in the same decision
A road you can see is not proof of a recorded right to use it. Gather easements, any association documents and tax information. Recorded liens appear in a title search.
If the land came through an estate
Land research and signing authority are separate questions. Our inherited land in Citrus County guide covers the Clerk's probate steps in Inverness and the documents that show who can act.
Compare your options in Citrus County
Lots in Citrus Springs and Beverly Hills are platted inventory that buyers compare side by side, so pricing from real sales matters. Acreage outside Inverness or Floral City, and land toward Crystal River or Homosassa, each attract different buyers with different timelines.
Carrying costs vary by parcel: taxes always, and any association, maintenance or insurance costs that apply. A direct sale is a quieter path when you want a written offer and no showings. Compare net proceeds after commission, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.
Citrus County land market snapshot
- Median sold price, lots of about 1 to 5 acres: about $40,000
- Sales analyzed (past 12 months): 623
Market data from Abundant Land Group's proprietary analysis of county sales records, updated monthly. As of October 18, 2026. Figures cover land sales of about 1 to 5 acres in a $1,000 to $250,000 price range, with month-level sale dates and exact duplicate records removed; some improved parcels may be included. These are county-wide figures, not an appraisal or an offer for any parcel; individual parcels vary widely with access, flood zone and zoning.
How to start a Citrus County evaluation
- Share the basics. Send the county, the parcel number if known and a short note about your situation.
- We review the land. We check the Citrus County parcel record and recent sales in Citrus Springs, Inverness and toward Crystal River before we discuss a written offer.
- Review the terms. Compare other paths, ask anything, or walk away.
- Confirm title and authority. A closing professional confirms ownership and what the transfer needs; the pace depends on the review.
Questions Citrus County sellers ask
Which rules apply to land outside a town in Citrus County?
Unincorporated parcels - including Homosassa, Citrus Springs, Beverly Hills and Lecanto - follow the county's Land Development Code, administered by the Land Development division. Only Crystal River and Inverness are incorporated cities with their own rules, so confirm the jurisdiction for your parcel first.
How do I find the flood zone for my Citrus County land?
The county's Forerunner flood information page links an online lookup for a property's flood zone. FEMA's Map Service Center is the federal source. Parcels near the Crystal River, the Homosassa River, Lake Tsala Apopka or the Withlacoochee River deserve a close look.
Do I need a lawyer for a Citrus County probate?
The Clerk in Inverness posts probate information but cannot give legal advice. Land still titled in the decedent's name generally needs a court order or a clear chain of title before anyone can sign a deed, so most families at least consult a probate attorney about summary versus formal administration.
