Before an offer, identify what you are selling
Dixie County sits in Florida's Big Bend where the Suwannee River meets the Gulf of Mexico, a county of timber land, tidal marsh and small coastal settlements. Cross City is the county seat and Horseshoe Beach is the county's other municipality; the Lower Suwannee National Wildlife Refuge covers much of the coastline. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense.
The Dixie County Property Appraiser website links the parcel and map search. Start there to confirm the owner of record and the parcel ID.
Which rules apply: county, a town, or a district
Cross City and Horseshoe Beach are the county's two incorporated municipalities, each with its own rules. Everything else follows the county's code, published in the Code of Ordinances on Municode. Confirm the jurisdiction for your parcel first.
Three Dixie records worth checking separately
1. Zoning district
Confirm the district and what it allows. Timber tracts often carry agricultural or silviculture classifications with their own rules, and coastal parcels near the refuge can sit inside conservation boundaries with limits on use.
2. Flood zone
Dixie's coast is low Big Bend marsh, and parcels along the Gulf, the Suwannee and the county's tidal creeks can carry serious flood and storm-surge risk. For the federal map, use FEMA's Map Service Center. The Property Appraiser's map search is a good first screen.
3. Wetlands and permits
Dixie is in the Suwannee River Water Management District, which handles Environmental Resource Permits through its permitting pages. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations, and tidal wetlands are common here.
Access, liens and carrying costs belong in the same decision
A road you can see is not proof of a recorded right to use it, and timber land sometimes carries hauling or access agreements that outlive a sale. Gather easements, any association documents and tax information. Recorded liens appear in a title search, and the Dixie County Tax Collector shows the parcel's tax status.
If the land came through an estate
Land research and signing authority are separate questions. Our inherited land in Dixie County guide covers the Clerk's probate steps in Cross City and the documents that show who can act.
Compare a direct offer with your other options
A public listing may reach more buyers and may bring a higher price. Holding the land may suit you if carrying costs and allowed uses work. A direct sale is a third path when you want a written offer without showings, repairs or listing costs.
Compare net proceeds, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.
How to start a Dixie County evaluation
- Share the basics. Send the county, parcel number if known and a short description of your situation.
- We review the land. We look at the parcel information and nearby sales. If it fits, we discuss a written offer.
- Review the terms. You can ask questions, compare other paths or decide not to proceed.
- Confirm title and authority. The closing professional checks ownership and the documents needed for transfer. Timing depends on what that review finds.
Questions Dixie County sellers ask
My land is outside Cross City - whose rules apply?
Only Cross City and Horseshoe Beach are incorporated. Parcels outside those two municipalities follow the county's code. Confirm the jurisdiction for your parcel first, because the answer changes which office administers the rules.
Does coastal land near the refuge have extra limits?
Land near the Lower Suwannee National Wildlife Refuge can carry conservation and wetland constraints, and tidal flooding shapes what is buildable. The FEMA map and the water district's rules are the places to check before setting expectations.

Your land.
Your next chapter.
You do not need to have every detail ready. Tell us what you know, and we can start with the parcel research.
If you inherited the property, mention whether the estate is still open. We cannot give legal advice or promise a closing before ownership and signing authority are clear.
