Before an offer, identify what you are selling

Lee County holds some of Florida's largest platted vacant-lot areas. Start with the STRAP or folio number, the legal description and any documents you already have. Abundant Land Group can review the land and discuss whether a direct offer makes sense. If the land came through an estate, see our inherited land in Lee County guide.

The Lee County Property Appraiser's property search works by 17-digit STRAP number, 8-digit folio ID, owner name or address. Vacant land often has no street address, so keep the deed or tax notice handy.

County rules or city rules: check which one applies

The Lee County Land Development Code covers unincorporated parcels. Fort Myers, Cape Coral, Bonita Springs, Estero, Fort Myers Beach and Sanibel run their own zoning, so confirm the jurisdiction before reading any district. Much of Cape Coral and Lehigh Acres is platted into small lots, and a platted lot is not automatically buildable.

Three Lee County records worth checking separately

1. Zoning district and what it allows

The Land Development Code lists conventional and planned development districts. If you hold a small older lot, ask whether it meets today's setback, frontage and utility standards before assuming it can be built on.

2. Wetlands

Lee County's Environmental Sciences division explains how wetlands are determined under the state methodology in Chapter 62-340, F.A.C., and its wetlands page covers the county's own protections. The South Florida Water Management District issues Environmental Resource Permits for wetland impacts. For a sale, the question is simpler: is any part of the parcel wetland, and has anyone mapped it?

3. Flood information, including the 2027 map change

The county's flood page says FEMA has issued final flood hazard determinations for Lee County and updated Flood Insurance Rate Maps become effective March 2, 2027. Its flood map services page explains the county's verification role for unincorporated parcels. Confirm today's zone on FEMA's Map Service Center and ask about the revision before setting expectations.

Access, liens and carrying costs belong in the same decision

A platted road on paper is not always an open road, and a visible road is not proof of a recorded right to use it. Gather access easements, any association or road-maintenance documents and unpaid tax information. The Clerk's records will show recorded liens, easements and deeds.

You do not have to order improvements to ask for an evaluation. Before spending on clearing, surveys or site work, compare the cost with the likely benefit and ask whether the work requires permits.

If the land came through an estate

Keep the land research separate from the question of who can sign. A name on the tax record is not enough to establish sale authority. Our inherited land in Lee County guide covers the Clerk's probate steps and the court documents that show who can act.

Compare your options in Lee County

Cape Coral and Lehigh Acres hold tens of thousands of platted lots, so buyers price from closed sales and listings compete on realism. Acreage nearer the coast carries flood and insurance questions buyers raise early.

Holding costs vary by lot: taxes, and any association, insurance or loan costs that apply, so compare at your own pace. A direct sale fits when you want a written offer without listing into a crowded grid. Compare net proceeds, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.

Lee County land market snapshot

  • Median sold price, lots of about 1 to 5 acres: about $30,000
  • Sales analyzed (past 12 months): 507

Market data from Abundant Land Group's proprietary analysis of county sales records, updated monthly. As of October 18, 2026. Figures cover land sales of about 1 to 5 acres in a $1,000 to $250,000 price range, with month-level sale dates and exact duplicate records removed; some improved parcels may be included. These are county-wide figures, not an appraisal or an offer for any parcel; individual parcels vary widely with access, flood zone and zoning.

How to start a Lee County evaluation

  1. Share the basics. Send the county, STRAP or folio number if known and a short description of your situation.
  2. We review the land. We look at the parcel information and nearby sales. If it fits, we discuss a written offer.
  3. Review the terms. You can ask questions, compare other paths or decide not to proceed.
  4. Confirm title and authority. The closing professional checks ownership and the documents needed for transfer. Timing depends on what that review finds.

Questions Lee County sellers ask

What is a STRAP number?

It is the 17-digit parcel identifier Lee County uses, built from the section, tier, range, area, block and lot. The Property Appraiser's search works by STRAP number, the shorter 8-digit folio ID, owner name or address. It is on your tax notice.

Do I check county or city rules for my lot?

Lee County's Land Development Code and flood services apply to unincorporated parcels. Fort Myers, Cape Coral, Bonita Springs, Estero and the other municipalities run their own zoning, so confirm the jurisdiction first. Large parts of Cape Coral are platted lots, and many sit in flood zones.

Are new flood maps coming to Lee County?

Yes. The county's flood page says FEMA has issued final flood hazard determinations and updated Flood Insurance Rate Maps become effective March 2, 2027. A zone shown today can change, so check both the current FEMA map and the county's map revision information before setting expectations.
