For Sevier County landowners
Sell Vacant Land for Cash in Sevier County, Tennessee
A cabin lot near Pigeon Forge, acreage on Douglas Lake, or a mountain tract toward the Smokies you no longer use? Tell us about the parcel. We research it against county records and recent land sales, then put a cash offer in writing for you to weigh.

Sevier County rises from the French Broad valley into the Great Smoky Mountains National Park, with Sevierville, Pigeon Forge and Gatlinburg forming one of the country's busiest visitor corridors and Douglas Lake, a TVA reservoir, along its north side. Sevierville is the county seat, and Pittman Center is the other incorporated town. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense.
The Sevier County Property Assessor page lists the office, and the statewide Tennessee Property Assessment Data search covers the county. Confirm the owner of record and the parcel ID first.
Which rules apply: county or city
Sevierville, Pigeon Forge, Gatlinburg and Pittman Center are the incorporated towns, each with its own rules, while Sevier County publishes its zoning resolution on its Planning and Zoning page. Confirm the jurisdiction for your parcel first.
Three Sevier records worth checking separately
1. Zoning
Confirm what rules the parcel actually sits under. Inside the towns their codes apply; outside them, the county's zoning resolution applies, and mountain and lake acreage carry their own slope, shoreline and access questions.
2. Flood zone
Parcels along Douglas Lake, the French Broad and the county's mountain creeks deserve a close look for flood risk. For the federal map, use FEMA's Map Service Center. The statewide assessment search is a good first screen.
3. Wetlands and permits
Tennessee permits wetland and stream impacts through TDEC's Aquatic Resource Alteration Permit program, and shoreline work on Douglas Lake also runs through TVA's Section 26a permit process. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations.
Access, liens and carrying costs belong in the same decision
A road you can see is not proof of a recorded right to use it, and mountain tracts sometimes rely on unrecorded drives. Gather easements, any association documents and tax information. Recorded liens appear in a title search at the Register of Deeds, and the Sevier County Trustee shows the parcel's tax status.
If the land came through an estate
Land research and signing authority are separate questions. Our inherited land in Sevier County guide covers probate filings with the Clerk and Master in Sevierville and the documents that show who can act.
Compare your options in Sevier County
A cabin lot near the parkway can list to a deep pool of visitor-market buyers, while Douglas Lake frontage and mountain acreage draw buyers who ask about slope, access, shoreline rules and flood zone first.
What it costs to hold land here depends on the parcel: the tax bill, plus any upkeep, insurance or loan costs that apply, so there is room to compare paths. A direct sale is the quieter third option when you want a written offer without showings. Compare net proceeds, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.
How to start a Sevier County evaluation
- Share the basics. Send the county, the parcel number if you have it and a sentence about the land.
- We review the land. We pull the Sevier County parcel record and look at sales around Sevierville, Pigeon Forge, Gatlinburg and the Douglas Lake shoreline before discussing a written offer.
- Review the terms. Ask questions, compare a listing, or decide not to proceed.
- Confirm title and authority. The closing professional verifies ownership and the documents needed to transfer; timing depends on that review.
Mistakes to avoid before you sell in Sevier County
- Treating a visible road as legal access. A drive you can see is not proof of a recorded right to use it. Confirm recorded access or an easement at the Sevier County Register of Deeds before you price the parcel.
- Assuming rural land has no zoning. Sevier County publishes zoning rules for unincorporated areas, and the incorporated towns zone their own limits. Confirm the parcel's district through the Sevier County Planning and Zoning page before setting expectations.
- Skipping the shoreline check. Work along Douglas Lake runs through TVA's Section 26a permit process in addition to county and state rules, and buyers ask about it.
Questions Sevier County sellers ask
My land is outside Sevierville - whose rules apply?
Sevierville, Pigeon Forge, Gatlinburg and Pittman Center are the incorporated towns, each with its own rules, while the county publishes its zoning resolution on its Planning and Zoning page. Confirm the jurisdiction for your parcel with the county before you price it.
Is farmland or forest land taxed differently?
Tennessee's Agricultural, Forest and Open Space Land Act can lower the tax bill while qualifying land stays in farm or forest use, and rolling out of the classification can trigger back taxes. The Property Assessor's record shows the current classification.
The estate is small - can we handle the land without probate?
Tennessee's Small Estate Probate Act only covers estates of $50,000 or less with no real property, so land in the estate usually means full administration or, when there is a will and no other need, admitting it as a muniment of title. Ask an attorney which path fits.
Can you start without a street address?
Yes. A parcel ID is enough to begin, and the statewide assessment search also works by owner name. You are never obligated to accept an offer.
