Before an offer, identify what you are selling

Brevard County runs along the Space Coast, from beachside cities to rural acreage farther west. Start with the parcel ID, the legal description and any documents you already have. Abundant Land Group can review the land and discuss whether a direct offer makes sense. If the land came through an estate, see our inherited land in Brevard County guide.

The Brevard County Property Appraiser's property search and map search work by parcel ID, owner name or address. Vacant land often has no street address, so keep the deed or tax notice handy.

County rules or city rules: check which one applies

The county's Land Development Division applies its zoning code to unincorporated parcels through the Planning and Zoning Office. Melbourne, Palm Bay, Titusville and the other municipalities run their own zoning, so confirm the jurisdiction first. Rural parcels can carry agricultural classifications (the code lists AGR, AU and rural residential districts) that read differently from residential districts.

Three Brevard County records worth checking separately

1. Zoning district and what it allows

The county code of ordinances, Chapter 62, sets zoning classifications and standards. If you hold a small older lot or an agricultural parcel, ask the Planning and Zoning Office what the current classification allows before assuming it can be built on.

2. Wetlands

Brevard County is in the St. Johns River Water Management District, which says filling or building in wetlands may need an Environmental Resource Permit from the district or the state; see its permit page. For a sale, the question is simpler: is any part of the parcel wetland, and has anyone mapped it?

3. Flood information

Brevard County's Floodplain Management page offers free flood assistance and inspections at (863) 534-6765 and points owners to FEMA's Map Service Center for flooding sources. Low-lying ground that looks harmless in dry weather can flood, so confirm the zone instead of relying on memory.

Access, liens and carrying costs belong in the same decision

A visible road is a starting point for research, not proof of a recorded right to use it. Gather access easements, any association or road-maintenance documents and unpaid tax information. The Clerk's records will show recorded liens, easements and deeds.

You do not have to order improvements to ask for an evaluation. Before spending on clearing, surveys or site work, compare the cost with the likely benefit and ask whether the work requires permits.

If the land came through an estate

Keep the land research separate from the question of who can sign. A name on the tax record is not enough to establish sale authority. Our inherited land in Brevard County guide covers the Clerk's probate steps and the court documents that show who can act.

Compare your options in Brevard County

A lot in one of the Space Coast towns lists into steady demand tied to the space industry, while acreage west of I-95 is rural ground with fewer buyers and a slower pace. The county's long north-south shape makes each area its own market.

What holding costs looks like depends on the parcel: taxes, and any association, upkeep or loan payments that apply, so take time to compare. A direct sale trades some upside for a written offer without showings or prep. Compare net proceeds, cancellation rights, documents and timing. An offer never removes taxes, liens or estate requirements on its own.

Brevard County land market snapshot

  • Median sold price, lots of about 1 to 5 acres: about $90,000
  • Sales analyzed (past 12 months): 182

Market data from Abundant Land Group's proprietary analysis of county sales records, updated monthly. As of October 18, 2026. Figures cover land sales of about 1 to 5 acres in a $1,000 to $250,000 price range, with month-level sale dates and exact duplicate records removed; some improved parcels may be included. These are county-wide figures, not an appraisal or an offer for any parcel; individual parcels vary widely with access, flood zone and zoning.

How to start a Brevard County evaluation

  1. Share the basics. Send the county, the parcel number if known and a sentence about the parcel.
  2. We review the land. We pull the Brevard County record and look at sales in the Space Coast towns and west of I-95 before discussing a written offer.
  3. Review the terms. Ask anything, compare holding, or decide not to proceed.
  4. Confirm title and authority. The closing professional checks ownership and transfer documents; the pace follows the review.

Questions Brevard County sellers ask

Is my parcel under county or city rules?

Brevard County's Planning and Zoning Office applies the county zoning code to unincorporated parcels. Melbourne, Palm Bay, Titusville and the other municipalities run their own zoning, so confirm the jurisdiction before reading any district. Rural west Brevard carries agricultural classifications of its own.

Where do Brevard County probate filings go?

The Clerk of Court handles probate, and its Probate and Guardianship page notes that summary administration generally requires assets under $75,000 or a death at least two years before filing. The probate office can be reached at (321) 637-5413.

Do wetland permits matter when selling vacant land?

They affect what a buyer may build, which affects price. Brevard County sits in the St. Johns River Water Management District, which says filling or building in wetlands may need an Environmental Resource Permit. You do not need any permit to ask us for an evaluation.
