Before an offer, identify what you are selling

Orange County covers Orlando and its suburbs as well as rural and conservation land. Start with the parcel ID, the legal description and any documents you already have. Abundant Land Group can review the land and discuss whether a direct offer makes sense. If the land came through an estate, see our inherited land in Orange County guide.

The Orange County Property Appraiser's property search works by address, owner name, parcel ID and more, and its webmap can search by range, township and section. Vacant land often has no street address, so keep the deed or tax notice handy.

Which zoning office answers depends on where the parcel sits

Orange County has many municipalities, from Orlando and Winter Park to Apopka, Ocoee and Winter Garden. Inside a city, that city confirms permitted use: for example City of Orlando planning. In unincorporated Orange County, the county's Zoning Division applies the zoning rules, and the county's Planning and Zoning Quick Reference Guide lays out municipalities, rural settlements, overlays and zoning districts. Annexation can move land from the county to a city, so see the county's annexation page if a city is nearby.

Three Orange County records worth checking separately

1. Rural settlements, overlays and the Wekiva area

The county's quick reference guide has separate sections for rural settlements, overlays and special districts, joint planning areas and Wekiva open space requirements. If your parcel is outside the urban core, ask county planning which of these applies, because they can change lot size, density and buffers.

2. Wetlands as Conservation Areas

Orange County classifies wetlands and surface waters as Conservation Areas. A Natural Resource Impact permit is required before wetland impacts, and the Environmental Protection Division handles it; see the county's wetland impact page. The county says new wetland permitting procedures took effect June 1, 2024. For a sale, the practical question is whether part of the parcel is wetland and whether anyone has mapped it.

3. Flood information

Check the FEMA flood zone for the parcel on FEMA's Map Service Center, and ask the county whether any local floodplain rules add to it. A zone shown on an old survey or listing may not match the current map.

Access, liens and carrying costs belong in the same decision

A visible road is a starting point for research, not proof of a recorded right to use it. Gather access easements, any association or road-maintenance documents and unpaid tax information. The Clerk's official records will show recorded liens, easements and deeds.

You do not have to order improvements to ask for an evaluation. Before spending on clearing, surveys or site work, compare the cost with the likely benefit and ask whether the work requires permits.

If the land came through an estate

Keep the land research separate from the question of who can sign. A name on the tax record is not enough to establish sale authority. Our inherited land in Orange County guide covers the Clerk's probate steps and the court documents that show who can act.

Compare your options in Orange County

A lot in a built-out Orlando neighborhood is scarce inventory that can list well, while rural acreage toward the Wekiva or in east Orange attracts buyers looking for room at the metro's edge. Parcels that close to Orlando raise zoning and wetland questions early.

Holding costs vary by parcel: taxes, plus any association, upkeep or financing that applies. A direct sale is a private path when you want a written offer without listing. Compare net proceeds, inspections, cancellation rights, documents and timing. An offer never clears taxes, liens or estate requirements by itself.

How to start an Orange County evaluation

  1. Share the basics. Send the county, the parcel number if known and a short note about the parcel.
  2. We review the land. We check the Orange County record and sales from Orlando's neighborhoods out to the rural east before we discuss a written offer.
  3. Review the terms. Ask anything, compare holding, or decide not to proceed.
  4. Confirm title and authority. The closing professional confirms ownership and the documents needed; timing depends on the review.

Questions Orange County sellers ask

Is my parcel in Orlando, Winter Park, Apopka or unincorporated Orange County?

The county's planning guide lists municipalities including Apopka, Belle Isle, Eatonville, Edgewood, Maitland, Oakland, Ocoee, Orlando, Windermere, Winter Garden and Winter Park, plus Bay Lake and Lake Buena Vista. A city mailing address does not prove the parcel is inside the city limits. Check the parcel on the Property Appraiser's webmap or ask county planning before assuming whose zoning applies.

Does the Rural Service Area or a rural settlement change what I can do with my land?

It can. The county's Development Framework separates urban and rural areas and names individual rural settlements, with their own rules. Ask Orange County planning how your parcel is designated before you assume what can be built or divided.

Do wetlands on my parcel matter if I only want to sell?

They matter to the price and to what a buyer can do. Orange County classes wetlands and surface waters as Conservation Areas and requires a Natural Resource Impact permit before wetland impacts. You do not need a permit just to ask us for an evaluation.
