Before an offer, identify what you are selling

Flagler County sits on the northeast Florida coast between Daytona Beach and St. Augustine, and it has ranked among the faster-growing counties in the country in recent Census estimates. Palm Coast holds most of the population, Bunnell is the county seat, and the west side stays rural farmland. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense.

The Flagler County Property Appraiser website links the parcel and map search. Start there to confirm the owner of record and the parcel ID.

Which rules apply: county, a town, or a district

Most residential lots here sit inside Palm Coast, a city incorporated in 1999 with its own land development code - so a Palm Coast address usually means city rules, not county rules. Unincorporated land follows the county's code, published in the Code of Ordinances on Municode, and Bunnell, Flagler Beach, Beverly Beach and Marineland have their own rules. Confirm the jurisdiction for your parcel first.

Three Flagler records worth checking separately

1. Zoning district

Confirm the district and what it allows. Palm Coast lots are platted with specific uses, and county parcels can carry agricultural classifications that shape both use and taxes.

2. Flood zone

Parcels near the ocean, the Intracoastal or the Hammock deserve a close look for flood risk. For the federal map, use FEMA's Map Service Center. The Property Appraiser's map search is a good first screen.

3. Wetlands and permits

Flagler is in the St. Johns River Water Management District, which handles Environmental Resource Permits through its permitting pages. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations.

Access, liens and carrying costs belong in the same decision

A road you can see is not proof of a recorded right to use it, and some platted lots in Palm Coast's older sections have never had utilities run to them. Gather easements, any association documents and tax information. Recorded liens appear in a title search, and the Flagler County Tax Collector shows the parcel's tax status.

If the land came through an estate

Land research and signing authority are separate questions. Our inherited land in Flagler County guide covers the Clerk's probate steps in Bunnell and the documents that show who can act.

Compare your options in Flagler County

Palm Coast is a platted-lot market where buyers compare many similar parcels, so realistic pricing from closed sales beats optimistic asking prices. Acreage west of Bunnell and land near Flagler Beach behave nothing like the subdivision grid.

Holding a lot here means the tax bill and any association fees, plus maintenance or loan costs where they apply. A direct sale is the third path when you want a written offer without showings. Compare net proceeds, cancellation rights, documents and timing. An offer never removes taxes, liens or estate requirements.

Flagler County land market snapshot

  • Median sold price, lots of about 1 to 5 acres: about $35,000
  • Sales analyzed (past 12 months): 144

Market data from Abundant Land Group's proprietary analysis of county sales records, updated monthly. As of October 18, 2026. Figures cover land sales of about 1 to 5 acres in a $1,000 to $250,000 price range, with month-level sale dates and exact duplicate records removed; some improved parcels may be included. These are county-wide figures, not an appraisal or an offer for any parcel; individual parcels vary widely with access, flood zone and zoning.

How to start a Flagler County evaluation

  1. Share the basics. Send the county, the parcel number if you have it and a line about the lot.
  2. We review the land. We pull the Flagler County record and study platted-lot sales in Palm Coast and acreage west of Bunnell before discussing a written offer.
  3. Review the terms. Ask questions, compare holding, or decide not to proceed.
  4. Confirm title and authority. The closing professional checks ownership and the documents needed; timing depends on that review.

Questions Flagler County sellers ask

My lot is in Palm Coast - is that county or city rules?

Palm Coast is an incorporated city with its own land development code, so city rules apply to lots inside it. Parcels outside the city follow the county's code. Confirm the jurisdiction for your parcel before assuming either one applies.

Is Flagler County really growing that fast?

It has ranked among the faster-growing counties in the country in recent Census population estimates, driven by Palm Coast. Growth shapes buyer interest, but a parcel's district, access and utilities still decide what it is worth.
