Before an offer, identify what you are selling

Martin County stretches from the Atlantic to Lake Okeechobee. The coastal end - Stuart, Jensen Beach, Sewall's Point - is mostly built out under a long-standing growth-management plan, and most vacant land sits west of I-95, around Indiantown and the farm country toward Port Mayaca. Gather the parcel number, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense.

The Martin County Property Appraiser website links the parcel and map search. Start there to confirm the owner of record and the parcel ID.

Which rules apply: county, a town, or a district

Unincorporated land follows the county's Comprehensive Growth Management Plan and its Land Development Regulations, published in the Code of Ordinances on Municode. Stuart, Sewall's Point, Jupiter Island and Ocean Breeze are municipalities with their own rules, and Indiantown incorporated as a village in 2017 with its own land development code, so confirm the jurisdiction for your parcel first.

Three Martin records worth checking separately

1. Zoning district

Confirm the district and what it allows. Martin's growth-management rules are stricter than most Florida counties - a parcel that looks buildable can carry density or environmental limits you did not expect.

2. Flood zone

Coastal and riverfront parcels deserve a close look: land along the St. Lucie River and the Indian River Lagoon can sit in a high-risk flood zone. For the federal map, use FEMA's Map Service Center. The Property Appraiser's map search is a good first screen.

3. Wetlands and permits

Martin is in the St. Johns River Water Management District, which handles Environmental Resource Permits through its permitting pages. You do not need a permit to ask us for an evaluation, but knowing whether wetland covers part of the land helps set expectations.

Access, liens and carrying costs belong in the same decision

A road you can see is not proof of a recorded right to use it. Some western Martin parcels sit on platted roads that were never built. Gather easements, any association documents and tax information. Recorded liens appear in a title search, and the Martin County Tax Collector shows the parcel's tax status.

If the land came through an estate

Land research and signing authority are separate questions. Our inherited land in Martin County guide covers the Clerk's probate steps in Stuart and the documents that show who can act.

Compare your options in Martin County

A lot in Palm City can list to local buyers, while acreage near Indiantown or toward Port Mayaca is ranch and grove country where sales are slower and buyers know the land well. Martin County's growth boundaries keep much of that acreage rural by design.

Holding costs depend on the land: the tax bill and any maintenance or loan costs that apply, so compare paths at your own pace. A direct sale suits an owner who wants a written offer without listing rural ground. Compare net proceeds, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.

How to start a Martin County evaluation

  1. Share the basics. Send the county, the parcel ID if known and a short note about the parcel.
  2. We review the land. We check the Martin County parcel record and sales around Stuart, Palm City and Indiantown before we discuss a written offer.
  3. Review the terms. Ask questions, compare holding or listing, or decide not to proceed.
  4. Confirm title and authority. A closing professional verifies ownership and what the transfer needs; timing follows that review.

Questions Martin County sellers ask

My land is in Indiantown - whose rules apply?

Indiantown incorporated as a village in 2017 and adopted its own land development code, so village parcels follow village rules rather than the county's. Confirm the jurisdiction for your parcel before assuming either one applies.

Does Martin County's height limit affect my land?

Martin has kept a four-story building height cap for decades as part of its growth-management plan. It mostly shapes what developers can build, which flows into what land is worth. Confirm the current rules with the county before counting on any use.
