Before an offer, identify what you are selling
Pasco County runs from the suburbs near the Pinellas line up into rural Dade City and the northern county. Gather the parcel ID, the legal description and any deed or survey. Abundant Land Group can review the land and discuss whether a direct offer makes sense. If the land came through an estate, see our inherited land in Pasco County guide.
The Pasco County Property Appraiser's records search works by parcel ID, owner name, recent sales, official record book and page, or section, township and range. That last method helps with vacant land that has no street address.
Which rules apply: county, or a city
The county's Planning and Development pages host the Land Development Code, restated and effective January 1, 2012 and amended since. The county also publishes a GIS layer of current zoning districts for the unincorporated area, with other GIS data such as Environmental Protection Units. Cities inside Pasco keep separate codes.
Three Pasco records worth checking separately
1. Zoning district
Confirm the district and what it allows. Land that looks buildable on a map can sit in an environmental overlay or a district that limits lot size.
2. Flood zone
Use the county's Find My Flood Zone map with an address or parcel ID. The District's Floodplain Map Viewer shows its own studies but states it is not the official FEMA map, so use FEMA's Map Service Center for the federal zone.
3. Wetlands and permits
Pasco falls in the Southwest Florida Water Management District, which handles Environmental Resource Permits through its ePermitting page. You do not need any permit to ask us for an evaluation, but knowing whether wetland covers part of the parcel helps set expectations.
Access, liens and carrying costs belong in the same decision
A road you can see is not proof of a recorded right to use it. Gather easements, any association documents and tax information. Recorded liens appear in a title search.
If the land came through an estate
Land research and signing authority are separate questions. Our inherited land in Pasco County guide covers the Clerk's probate steps, the two judicial centers and the documents that show who can act.
Compare your options in Pasco County
Growth north of Tampa has reached Pasco, so lots near New Port Richey and in the newer corridors can list to builders, while acreage around Dade City still trades as rural land. Flood zone questions come up often in the county's lower areas.
Holding costs depend on the lot: the tax bill plus any association, insurance or loan costs that apply. A direct sale suits an owner who wants a written offer without a public listing. Compare net proceeds, cancellation rights, documents and timing. An offer does not remove taxes, liens or estate requirements.
Pasco County land market snapshot
- Median sold price, lots of about 1 to 5 acres: about $108,000
- Sales analyzed (past 12 months): 165
Market data from Abundant Land Group's proprietary analysis of county sales records, updated monthly. As of October 18, 2026. Figures cover land sales of about 1 to 5 acres in a $1,000 to $250,000 price range, with month-level sale dates and exact duplicate records removed; some improved parcels may be included. These are county-wide figures, not an appraisal or an offer for any parcel; individual parcels vary widely with access, flood zone and zoning.
How to start a Pasco County evaluation
- Share the basics. Send the county, the parcel number if you have it and a line about your situation.
- We review the land. We pull the Pasco County record and study sales around Dade City, New Port Richey and the acreage north of Tampa before discussing a written offer.
- Review the terms. Ask questions, compare other paths, or decide not to proceed.
- Confirm title and authority. The closing professional confirms ownership and the transfer documents; timing follows the review.
Questions Pasco County sellers ask
Which rules apply to land in unincorporated Pasco?
Pasco County's Planning and Development staff apply the county Land Development Code to unincorporated parcels. The county says its restated, reorganized and amended code took effect January 1, 2012 and has been amended since, so check the current text instead of an old copy.
How do I find my Pasco flood zone?
The county's Find My Flood Zone tool takes an address or parcel ID and returns your flood zone, base flood elevation and related information. The Southwest Florida Water Management District also has a floodplain viewer, but it says that is not the official FEMA map.
Do Pasco probate cases need a lawyer?
The Clerk's probate page says every personal representative, unless the sole interested person, must be represented by a Florida attorney under Probate Rule 5.030. Estate filings are handled at the Clerk's judicial centers in Dade City and New Port Richey.
